The CF is only playing catchup to the cost to you of the property. 

Investing in real estate would be a lot better experience if people educated themselves on how to properly manage from the very beginning.

Given you and your investor both have experience in different areas, I’d say keep a flexible approach and compare city requirements before putting too much money down.

When you have a proven track record of performance, then you can play with other people's money.

I think so at least for the ones we read about on BP..I had the same experience total loss on multiple syndication deals So I am feeling pretty good about how we are doing..
