Performing or non-preforming? 

I have a strong background in sales and business development, with years of experience driving revenue growth, building high-performing teams, and closing deals.

Yeah, item 5 promissory note vs performance deed process is not super clear. 

I'm a beginner and I'm looking for tips on how to perform a proper market analysis on houses to buy and hold long term and rent out.Right now I'm looking through all the MLS websites and finding properties in locations and within my price range.

The people who struggle here usually underestimate those factors.One thing I do differently than most: I share actual performance data from my rentals—purchase prices, rehab details, rent numbers, lessons learned, and backstories.

I specialize in small multifamily properties and house hacking working alongside BiggerPockets podcast guest Andrew Freed to help investors find high-performing deals in Central MA.My Background:  - Started in late 2019 I utilized an FHA loan to get my first 3 family property in Fitchburg, spent about a year fixing it up and soon after I refinanced. 

I assume the effectiveness is written on each one and I also assume they must perform that well or face class action lawsuits.

Its much harder to turn a property around in 6 months expecting to have 100% of your money returned back to you - but if you focus on the right property focusing on highest and best use with an ADU add (like mentioned), in-fill/lot split, or other rehabs - then hopefully a semi-decent property like that will perform like a champ in a few years. 

Get with a few contractors and have them different quotes and how they will perform the work.

My advice would be to evaluate your exit strategy to see how the asset will perform if you were to move.
