Their figures are labeled as "Fair Market Rent" and are the MEDIAN rent foir the area, which means it is the middle rent with 50% above that rent figure and 50% below that rent figure.

As Hai mentioned in BC there are a couple of extra things to factor in if your parents sell it to you-the capital gains, foreign buyer's tax AND the property transfer tax all apply in BC and the middle one is not cheap (an extra 15%).

Best to check and see first.Most DSCR loans go off of the middle score so it'd be good to get a soft pull as I've seen scores come in way off from those apps sometimes.

Sometimes if there are large structural components like columns running through a unit space, they could be excluded from the unit area itself like a donut hole in the middle, making the outside to outside measurement larger than what is in the condo plan.
