Putting it all together: If I were starting over and looking for a house-hack in Denver, CO today, I'd be looking for a 4 bed / 3 bath property in the $500K - $600K range in an up and coming area (like Aurora near the medical campus).

However, I am seeing more interest in MTR's and have a colleague that does well buying condos and renting out to traveling medical workers and foreign exchange students.  

I see you suffer from insomnia and are looking for ways to solve that without medication 🤣🤣🤣....Taking depreciation isn't optional,  if you don't take it you still have to recapture when you sell...

I am primarily hosting traveling medical personnel because there is a lot of demand for these professionals in our area and because my units are suited to their needs.

There are no magic pills that make the word "turnkey" mean something special. 

I heard you mention that you worry about Tenant placement after the medical resource you have now dries up.
