I am forming a team/business partner to start on real estate investing, and I want to ask if we need to get some kind of formal business licence such as an LLC...or we can just do it in personal/individual level? 

My wife is currently getting her real estate licence and guess who the guest speaker was at class last night... 

I am currently completing a major in finance and accounting and  hold a real estate licence but currently not working in the Industry as I own and operate my own pizza business.

MD has a new rule for licencing which is tough to get from what I understand.  

*  Do I need  a licence to manage my properties if I move management to my own LCC in Chicago, Illinois?   

He doesn't have a licence but will be using someone else's to do the work.

Partnering is hard to do because it is usually cheaper to just pay for the needed services, however having both licences and being good at both is a valuable skill set.

I live in Virginia and it seems like how the business gets classified is a big deal, and depending on how we classify it we made need things like a class A contractors licence (which in my opinion we shouldn't need) So I was hoping someone here had a similar issue the have solved already 

I have 4 years of experience in the field, have done work updating a few houses, and am working on becoming licenced.  

I went ahead and got my PB licence, and am working on the post-licensing course to be a full broker.
