I am not sure what the availability of cleaners in that area so I would spend time right now see what is there before committing to a property.Also, if you are spending 2k a year on fixing or replacing stuff, you are getting the wrong guests.

Designers often forget about the practicality part and don't think about cleaners.

And your cleaners will need to clean out the fireplace ashes each time, make sure the damper is closed, bring wood in or have a pile near the door, whatever.  

I suggest your next lease have such a clause and that you make sure you can find the lease (but i have also somehow lost a lease recently).For where you are now, without a signed copy of lease i believe your options are limited.  

For example, my cleaner and handyman at my STR have separate cards so the only thing that ever gets charged to that card is that expense.

That may keep things cleaner for everyone. 

Make sure to have some good cleaners, not just one, but a few. 

Can you lease an apt under USDA low income and have someone else live there???

If there's six months left on the lease, there's six months left on the lease.

The same with cleaners and maintenance people.
