Because you are forcing equity into the house you are sometimes able to pull back out the entire purchase and rehab process to return to your investor then you own the home with just the mortgage.

In my state, the notice gives the tenant 3-days to cure the default before eviction begins.

Every state has a landlord-tenant act that requires you to send certain notice to cure for violations. 

Preferably stay for one year and find another house.

Since purchasing the home, housing market in my area has declined about 20%.

Sounds like the house is not local to you, OP.
