@Scott Goulet if that's the case and there is no significant difference in occupancy, then my gut tells me that it is not a major factor that guests consider and are willing to pay a premium for.

It was actually his idea that I worked for him.Sometimes it's better to just do what your gut tells you at that moment rather than to sit and think. 

My last few BRRRRs I ended up with negative equity, even though after a full gut rehab, still worth it in a market full of old houses.

I wasn’t feeling good about anyone pursuing me to lend me money, but this cements even more why to stick with regular lenders when possible.
