But by building a successful short term rental business on someone else’s property aren’t you giving away the increase in value of the property resulting from your efforts to the property owner?  

Long story short, any owner-occupied property loan will require the borrower to show income that the lender can determine to be stable and predictable in their good-faith effort to confirm the ability to repay.

Eventually I want to get into single family and multi family rentals.As far as effort or work on the fixers;  my brother in law is quite handy and my next door neighbor has said he would help in anything that is out of my scope of expertise. 

Their lease is 6 month term with a same rate month to month however, their insurance states the rebuild of their home and fire investigation efforts are going to take 12-18 months.
