With prop 19 passing I'm not especially enthused with where California is going for investors that I'd hope be I've sort of given up hope as I'm seeing better returns on my models outside of California. 

That's not professional - that's telling everyone on the dating website that you're 15 years younger, 60 lbs lighter and still have all your hair then wondering why everyone is not enthused when you meet for the first date.

I am a newbie here on BP, not quite sure how to best approach building relationships and avoid being a nuisance.To share a bit about myself, I recently started as a loan officer with Sherman Bridge after spending about 2 years in loan compliance so I'm extremely excited and enthused about being in this space now. 

If you flame out you're a wannabe. this is exactly why the mentors charge.. your post is a perfect example.. that way when those that are all enthused dont follow through the Mentor still has income for his time and effort...

your experience level, the number of properties you own, the number of STRs you have, the purchase price of this property, how long it's been listed, your income and expense projections, the terms you'd propose for seller financing, whether you're working with an agent, etc.you can't really know anything about the seller's financial condition from the listing, you're just guessing.the sellers agent will likely not be enthused about seller financing - it will be an uphill battle to get them to present it to the seller.

However, I have dropped it in conversation about exploring MTR and they don't seem overly enthused about it as I know in their eyes it means more turnover and perceived high maintaince tenants.

My point is 10% of rent really is not a wage that most investors would be enthused by.  

I am greatly enthused to see if I can get the deal to work, but I don't want to get too far ahead of myself, which makes me anxious, nervous, and excited (jittery).

Granted I wasn't  Enthused about living in a trailer but our goal was to create assets and so far it's worked out fairly well.

Keep them informed by sharing articles on the market, and providing some valuable content that will make them more comfortable and enthused.
