No way to transition listings to someone else and detach my account from the property. 

Why would we want to do this, why would we even think that the landlord would be open to such an idea, and what are the obstacles?

Once you are familiar properly evaluating a deal and identifying most of the potential obstacles, it becomes fairly straightforward and your profit margins go up considerably.

I see SO many properties in the upper midwest that have ample yards or even existing structures like carriage houses and detached garages yet prohibit ADUs.

I have a DADU over my detached garage that my daughter used to live in, but now she is out on her own so if I want to do a more major renovation (need to refinish the floors and maybe open up the kitchen more), I can move into the DADU as well.
