@Anthony Roberts per our knowledge, Toledo has a lot of Class C properties/tenants.So, most of your applicants/tenants will have FICO scores under 620, many even under 560.For this Class of properties/tenants, we only look at the background check for violence-related convictions, evictions and utility collections (can they get utilities in their name?).

HMM never heard of that regarding criminals https://calcivilrights.ca.gov/wp-content/uploads/sites/32/20...Using CA as an example:- not allowed to place a blanket ban based on criminal record- are not allowed to access certain forms of criminal records (arrests, post-trial diversions, sealed expunged records)- you are technically allowed to access conviction data and use it, but your interpretation of that data must comport perfectly with how CA wants you to interpret it (must have direct bearing, must have been recent enough etc)- even if you follow all of this perfectly, accessing the criminal records must not "have a discriminatory effect" so if certain special people are impacted you are still looking at liability.As a result of this legal minefield many just decide to forget looking at criminal or to find some other criteria.

It is effective Aug. 1, 2024.This ordinance is referred to as the Source of Income Discrimination Ban Ordinance" - which is identified in File #231019 and amends sections of Chapter 38 (Civil Rights) and Chapter 34 (Health and Sanitation) in the Missouri Revised Statutes for the purpose of classifying source of income as a protected trait in regard to housing discrimination.Here are some key takeaways from the attached ordinance:This ordinance bans discrimination against tenants based solely on:Source of income from an occupation, including gig work or paying rent in cash Use of public programs like Section 8 Housing Choice Vouchers, disability checks, or social security Poor credit score Prior evictions and alleged damages older than 12 months (less than 12 months can be a basis for denial) Prior convictions or arrests (sexual and violent crimes are excepted, a landlord can still deny based on these convictions)The ordinance also requires the city to proactively scan for rental ads using discriminatory language like "no Section 8" or "no past evictions".Landlords who are found to be in violation of the ordinance with respect to source of income can be fined up to $1,000 per incident.

How would we know the op posting isn't one of this dudes competitors.If someone was convicted of a crime, which has been the case, then we would pull their stuff..but short of that, people are free to make their own judgements.
