I'm doing some work for a client who is looking to do the same, though not specifically near the Clinic, as you can reach people at any of the three health systems without being directly near the Clinic.

Has STR/MTR near the major clinics and hospitals.

Vanderbilt is the largest clinical training center in the Southeast, with over 1,000 residents and clinical fellows training in more than 100 specialties.Here is a fantastic write up of health care services and its growth in Nashville (Forbes).I could go on and on.

I am a big fan of maintaining a performance dashboard in my other business (Veterinary Clinic) as I structure it to show in both chart and graph form my progress in various metrics over time for my business.

How many tenants sue you for discrimination, probably not that many, but plenty of free legal clinics around who would just love to help tenants get justice and teach you a lesson. 

I have a house very close to the Cleveland Clinic that I am thinking of doing this for extra cash flow.
