My financial objective is Teak production and sales to India/China/Europe and also procuring physical locations that won't be for sale in the future.

From my research in the market I was expecting ~10% of the monthly rent and possibly a procurement fee, but that seems to really just be brushing the surface.

We assisted in the procurement of the new tenant, but put them on a joint lease.We do rent by the room in most of our other apartments -- those are individual leases and we would consider this a violation of quiet enjoyment and serve a comply or quit if it were one of those units.

Then in house management and construction management, then in house procurement.  

.)- Financial Services (you (owner) should think about what you want the PM to handle, if it is everything from paying bills to insurance procurement to P&L statements then ask that, if you don't want the PM so heavily involved in financials and just more on the surface level of the operations of the property then that is okay too!

(Do they pay vendors on your behalf, do they manage the insurance procurement, etc.)- Do you have healthy working relationships with contractors/vendors?

sort of guess they can dissolve anytime but procuring cause would apply or something, albeit potentially difficult to trackPart why I think upfront payment will not work well, nor the fee-based where it’s more like attorneys.  

This will help your lot gain more exposure and will hopefully help to procure you a buyer as well.

2- If I employ a full-service property manager to handle tasks such as cleaning, maintenance, booking, and guest communication, while I focus on business aspects like property search, renovation, decoration, bookkeeping, and supply procurement, would this still qualify as material participation or could it pose a risk?

I don't know if this is common in most politically blue states, but I heard a lawyer from Los Angeles once say this (from his experience with SoCal judges): the failure of a tenant to procure renter's insurance will not alone constitute sufficient grounds for eviction under a lease agreement.
