On a positive note, I also won't fault the gurus for their MLM philosophy. 

In addition to the get rich quick element its an MLM mindset they feel is easy, where they can pick it up and put it down whenever (i.e Amway, 5lynx, bitcoin mentoring) Even the young ones who invest in my projects have the opportunity to earn and learn, looking over my shoulder.

the exact same methodology that gets folks into Amway and other MLM is what the RE guru's use to hook and land RE students ..

Some might have a strong NNN tenant in place with 10+ years left on the lease, and it might be a big corporation that you can take to court if they ghost on paying their rent, while others might be office suites broken up into small offices on 6-36 month leases with shaky tenants like a nutrition supplement MLM that uses the office for 3x a week rah rah meetings on how to recruit more people into the pyramid scheme, that are immune to law suits b/c you can't squeeze juice out of a rock.

His program is not cheap and he is a MLM. 

I would suggest Home Depot, Lowes, Menards, Floor and Decor, other flooring distributors in your area, etc....

Also, the enormous marketing campaign is sketching me out: the style of the landing pages, the hundreds of emails and links to new offers, the constant emphasis on value, and the cheesy/fake positivity... starting to feel very MLM kinda scammy. 

We are NOT interested in paying several thousand dollars for an MLM or direct sales disguised as "real estate education."

When I was younger I used to always get pitched on MLM and because I was younger I did a number of them. 

Example: "Applicant is a single man working as a distributor for Budweiser.
