There have definitely been some bumps.  

Makes sense :) So far, I've been bumping the listing up (because of the off season) but looking at the other rentals stats, it's apparent that people have been setting a date a bit further.

That will take you more than ten years to recoup that cost in cash flow although you should get a strong bump in value.

There will be lots of learning as you go so be prepared to bumps in the road and learn from every experience/situation 

They don't really care so much about facts, reality, what's good or bad, they just want a giant damn snickers to cram in there pie-hole, and to feel guilt free when there doing it.Now before ya-shake your fist in the air over the collective stupidity/insanity of it all keep in mind, these are the same kids that we all decided to raise where nobody got 1st, 2nd or 3rd place anymore, no-no-no, we said that would hurt feelings so we decided regardless of actions EVERYONE got a medal, the exact same medal. 

If I did carpeting, there would be a bump there.

For our family's needs the 2BR was worth the extra bump in cost.

And maybe throw in one big one where the cash flow might not be great but I think in the next year the prices will return to normal and anybody thats got one is going to get a really nice bump in equity.Personally, I have two large ones (2,000 and 2,400 sq ft) that I'm all in for nothing down because I built at a good price.

This would also allow you to bump up your price point a bit in order to flip in better locations which will have less risk.
