Available Now vs Actual Available Date

Hi,

Entering my rental listing in the MLS and I want to get a more realistic available/start date. How much time should I realistically allot for application/background checks, walkthrough, paperwork return, deposit and first rent collection?

Unit is available now -- just publish that and let the rest play out?

We market the property as available now, meaning that it doesn't have to be repaired and/or it is vacant. As for application turn around, it is normally about 5 days but it could be longer or shorter.

@Sarah Brown That is not correct. There is very little that is on us for the application process. Most often the application process takes longer because previous landlords do not respond in a timely manner, jobs verification doesn't respond in a timely manner, and the tenant doesn't provide the necessary documentation. It could be 24 hrs if you are not checking these items.
