First, from your telling of the story, these tenants are trying for an unearned payday.

You can earn a big payday when you research and make a sound investment, but you can just as easily lose big if you don’t know what you’re doing.

But now I need to decide to represent myself or to bring representation over a $500 deposit that they’re trying to turn into a $1250 payday.

 @Scott Eadie I recommend that you delete your account immediately and don’t make any connections on a public forum after telling everyone you are soon coming into a $10 million payday.

Google is “active intent” and unlikely to yield people that you should be targeting:These people are those with big problems that they are either not capable or unwilling to solve that you are skilled at resolving.Go for the obvious: foreclosure, defaulted taxes and tired landlords, IN THAT ORDER.Leave probate and title opportunities for later when you can handle longer timelines between paydays.
