Are there any figures that have been used that look unusual?  

I used either Old Florida Title or Winged Foot Title, but I haven't had anything too unusual so far.

There is a high risk in damage to my house for very uncertain (if any) positive return.

The best way I've found to implement this is lease as close to FMV initially which is typically not an issue since I have a nice, newly updated place with lots of creature comforts unusual for my area (A/C, Fiber internet, private fenced yard with lawncare, pets allowed with no fees or pet rent, completely remodeled interior (1950s original construction).

However I'm uncertain as to what to do with all the stuff that is in the apartment.  

In a heated market unsolicited offers that shock the owner are not that unusual and can leave the long term investor in a quandry.

Looks like you are in the South too - many houses here don't even HAVE garages.As far as sink in the bedroom, I actually own a rental property just like that, and while it does look a bit odd/unusual, it's not been a big problem so far to rent it out at market rates (in my case it is a 3/2 without garage).

We are in a time now where mortgages are uncertain and sellers are having a hard time selling their properties.
