Hi all, my name is Craig and I live in the Salt Lake Area. I have been trying to educate myself for the past 2.5 months on real estate investing and of course this is an on going process. I am looking to be a buy and hold investor to help me be able to retire from my full time job whenever I please. I have a demanding job hours wise so this is currently going on after hours. I am interested in SFR, smaller multis, and even possibly mobile homes. I am very new and still learning a lot. I have fear in pulling the trigger on my first deal but feel like after i do my first, i will get rolling.

I'm not sure what else to include in the intro so i will throw out a question. Where does everyone find most of their prospective deals?  I feel like everything I am currently seeing in my area is well above market price wise and don't come close to the 1.5% or 2% rule.  Thanks for having me.
