Before we do a DIL, we have the trustee or foreclosing attorney run a check through title to make sure there are no outstanding liens (or if there are, that they are satisfied and taken out of the cash for keys amount due to the owner). 100% of the time, we will record the DIL, it's not even a question.

-I would then use our marketing agency to get guaranteed media coverage on ABC, NBC, CBS, Fox, CW etc affiliate news station websites nationwide-Each investor would come to the studio where a professional (ex news caster) would interview them-The documentary would be edited and put on Amazon VideoI have all the resources to make it happen and have used them for people in other industries.Do you think the average investor would do this?

She owes 27k to BB&T and has a HELOC with an outstanding balance of 95k. 32K gets the mortgage and lawyer fees paid off (reason for the foreclosure) and what’s left is the HELOC.

If she has a large, outstanding balance on the property.. chances are that there will not be someone willing to buy at this price and bail her out.

while I only had one flip in Spokane at the time and nothing in Boise.. 2001 was a very short lived event.. nationwide to a non event. 08 that was another matter did not really matter where you were, it was all about how much you were affected.some areas as we know got hammered FLA GA NV  Central CA and inland empire.

,) find out how many rehabs are going on in the area, are their any outstanding fines to the city against the home, etc.You can also look at rehabbed homes for sale in your area and check to see who pulled permits on that property.
