Explore having your U.S.A. entities be 100% children of your Canadian corporation.

I've only explored building in Pamlico county, not Craven county, so don't know what new construction demand looks like there in New Bern.

I want to make you aware that when you decide to buy cheap properties in the worst parts of town, you are getting the worst of the worst of a struggling city.Before Marcus kills me, I also want to say this is a great place to live (if you can deal with the weather). 

I live in a college town and while doing rent comps I noticed that the apartments here rent per room in each unit for the students.

We're in a coastal town, so the imagery and colors were chosen to reflect that as well.

I used to live in your town before moving out west...do you know at what point lenders really look away from comps and at the NOI vs CAP?  

I am currently renting $3250 per month in a town home.  

So prior to deciding on one option explore them all for rates and down payments.
