You'll have a huge amount of the populous with a rate in the 3's that might want to upgrade but selling costs, a more expensive home, and a new rate in the 5's will be a killer.

Basically whatever notice you require and you don't owe them an explanation but verbally I would say I need to do work in the unit and will upgrade and it is going to take about 2 months (nothing every happens on time).

Generally I agree with Paul Ashworth especially for the exterior but if a restaurant goes in their restroom needs are going to be a lot different than a doctors office so I wouldn't spend too much upgrading bathrooms until you have a tenant.

I have spent $50,0000 upgrading the home to current, high level finishes, addressed any noted safety concerns by my licensed electrician,  and they signed for home accepting as is.The email was aggressive in nature with no real actionable items or specific concerns other than "GRAVE DANGER".
