I would look to add value for this higher rent by allowing easier lease breaking, providing monthly cleaner ( also a way to keep eyes on the property) monthly home cooked meal in the home and a driver for one night a month.

If they have a fake SS# or Drivers License you won't be able to report them to credit agencies, take them to small claims court or many of the other things that we as landlords often use as leverage.

If this person really went from Mom's house into his own house, well that doesn't provide any more references, so you'll have to do a little more digging.One thing I used to do, is ask to see their driver's license to prove they are who they say they are.
