One of the best things to start out is to find an agent in the area you're going to invest in who is experienced in working with out of state investors and build a team. interview PM'S contractors and lenders in that area and then you're ready to start your search for properties.

Generally any multi family purchases 5+ units is considered commercial, and although many lenders offer financing, the down payment requirements will be slightly higher..usually 25-35% depending on the number of doors.

All Banks & Lenders are different as well as which program you used to buy the home.

The lender seeing the appraisal was garbage did not charge me for it.

Who the hell would risk federal time for two months of rent from a private landlord?

Check in with @Joseph Chiofalo they're a FHA/VA lender and also have some 100% programs if it fits into the parameters.

Also, I have done a couple of non recourse loans with Private Lenders on a shorter term basis.
