Feedback on first rental property

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $475,000

Duplex, move in ready, one side had a renter. Was very easy to find a renter for the other side.

What made you interested in investing in this type of deal?

Opportunity for me to take action and invest in a move in ready property that had little to no work needed. Conevenient for my current time and career.

How did you find this deal and how did you negotiate it?

Real Estate Agent

How did you finance this deal?

Loan, put 30% down.

How did you add value to the deal?

Curb appeal, refinished HVAC, paint, closet work, minir details.

What was the outcome?

Cash flowing $1250/mth

Lessons learned? Challenges?

Better deals out that. Wish I would have taken my time and not felt rushed.
