I see people like Pace Morby that swear by this approach, but I'm a little skeptical to how well it works and the expected returns from it.

If those 3 homes appreciated at 1/3rd of the pace as your current house you'd break even on appreciation.

You do have to look at opportunity cost but we are more than covering that.On the county board agenda in 2 weeks to go over the Entrances we still need.  

With this fast pace appreciation, maybe I'll just buy and hold for rent.

The name of the game is getting assets under control and have your money work for you because once rates start coming down it's going to bring a lot of demand into the marketplace causing prices to increase at a quicker pace. 

The only way I can see something working out, is if you learn all things creative financing....Pace Morby would be the guy to check out and learn all you can from.
