I had not considered borrowing from my TSP for a down payment - thank you for posting your question - it just gave me an option I didn't even realize I had.Just for that, I'll see if I can get the Navy guys to layoff a bit at the next football game! 

You don't want an owner taking away time and energy from other owners who would have committed to you as a buyer.It's a  cat and mouse game and sometimes you win and sometimes you lose but there are more properties in the future on the market and off the market to consider.

We have a clause in our property management agreement that gives us the right to list all the properties we manage for 90 days.If he doesn't have that clause in you agreement it is free game!

I am completely new to the real estate investing, but I am taking a real estate investing training to get at least some basic understanding of the game.

I found Bigger Pockets 2 years ago but im shy and it took me a while to get engaged and realize that were all just students of the game of real estate and some are farther along their journey than others and that is no excuse for me NOT to network and get to know many of you on here and tap into everyone's experience and knowledge and resources to build up my rental portfolio and to help others along the way as my knowledge and experience grows over time. 

I know there are some other meetup groups already established, but I would also be interested in potentially starting up a new group if there is enough interest. - Adam
