I've looked into the cameras but I have a feeling if I invest in that, they will just find a way to destroy that too!

As long as rent is being paid and she's not destroying the house, I wouldn't worry about it.

You also mentioned how you've been lucky with tenants - all it takes is one bad one to wipe out half of your income and cost you several thousand in legal fees (assuming they don't destroy the house and add another $5-10K).A more realistic expense ratio would be 40-50%.

Others have fine experiences with pets in general.I have yet to have a pet destroy one of my units, and my properties are not in the nicest of areas (more like C-class areas).
