There's a couple things - you can get bridge funding now or some type of private money bridge/construction loan that will give you acquisition funds, so that you can acquire said building and then take the time to get your permitting squared, and then roll into construction portion once ready.

You have to use cash to buy at Foreclosure Auctions, but maybe you could get a couple of investors to come in with you, if you think it's going to be a good deal.

I've found a couple of options, but not sure how legit they are:-Delayed financing prior to 6 months, but only based on purchase price and closing costs, not ARV which isn't ideal.
