If not using agents (I don't but have purchased listed property with SF), I just put N/A wherever Agency is mentioned,I generally put 10% down at 6-7% and my average term is about 24 yrs.

However, if the investor was not over leveraged and did not sell at depreciated prices, they have done great with a purchase made just prior to the GR.So my market did not experience the impact for buy n hold investors of markets like Detroit, Las Vegas, etc.
