Adding an addendum usually only requires a 30 day to 60 day notice.In addition to that, if you did a pre move-in inspection of the property that verifies that the property was "flea-free" when they moved in and have confirmation from a pest control professional that the flee infestation is the fault of the occupants and/or their pets, I would first, politely make a proposition to share the costs of getting the problem professionally handled.

@Justin Worsham I would reserve a pre-inspection for higher-end SFR's but it's all relative...one bad thing about pre-inspected properties is that it removes the buyer from the due diligence...they basically have to trust a report the seller is providing...it's just not impartial.

The issue I'm running into is I have around the right amount of cash right now, but reserve requirements are killing me because I'm looking at an additional $7-8k to close on top of what I have available based on most quotes I've gotten.Does anybody know any no- or low-closing cost lenders I can turn to to get this deal done?
