I recommend investing to start in places you can get to an home in a day whether that is a flight or drive. 

Generally, I would recommend giving your Airbnb at least 6 months to build some credibility.

I realize the Brokers on here will disagree and thats fine  What you're recommending (listing agents showing properties to buyers and then drafting contracts for them if I'm understanding you correctly), sounds like dual agency.

You'll lose a few days rent but ultimately a positive review and future recommendations from the nurse may be more valuable than that.
