You honestly think it's too picky to question that and get assurances that you will take care of it? 

They've manufactured a deal and then look for outside investors to fund it and then take their cut, I assure you.

I have spoken to representatives at auction.com who have assured me that their sellers would never close the transaction unless they were in first position with a clear title.

USREEB assured me this would be taken care of. 2 months after the tenant moved in, I was provided the inspection report. upon reading it I found NONE OF THOSE ITEMS WERE TAKEN CARE OF BEFORE THE TENANT MOVED IN!

He assured me that even with my bad credit that I would be approved.

It's hard to truly explain EC to someone that's not from here, but rest assured almost all of the city is very very rough.

Tough question because there are SO many variables,  After setting up thousands of investors with mortgage notes, I'd have to say the general answer is 12% annually with some assurances the investment isn't very risky.
