We'\ve been investing from out of state in Memphis for over 11 years now with good results.There is so much to talk about with who, what, where, how to do in an email.

@Chris Kersey does your agent handle insurance in multiple states? 

If you can find a partner with the capital and/or lack of time, you can become that go to person on the team to make sure you are making solid decisions on the buy side, especially if your partners are out of state.

David's book is great, but it's still hard to get started out of state. 

Is this doable on our salaries in Bakersfield, or would it be better out of state?
