You could do a "right to continued marketing clause" in the contract if you do not want to put hardly any skin (money) in the deal.The seller sounds evasive some and that means they are usually hiding something.

This will reduce defaults as most investors know them from past years (unless they had less than a 10% default rate as I did due to qualifying buyers).If you read what I have said on wraps, it is not necessary to hide your deals, disclose as I have mentioned before and the due on sale and other issues become irrlevant..You have been thinking outside the box, that's great.

They are obviously hiding something and starting out hiding things isn't a great way to start any type relationship.
