I am a part of a mastermind with Michael, who is a great guy, and Rod has a terrific podcast, although I do not know him personally.I just hope people will seriously consider investing in themselves and spend money to go to the next level.

You might want to shoot a test mailer out to local non owner occupied people at the price you are trying to sell it for and see what the interest level is. 

Any large company going to auctions has feet on the ground trying to work this out so they can have an upper hand.
