What advice do you have to someone in their earliest stages?

In the early stages of purchasing a 3family building that needs approximately $50k in construction.

I am new to rentals and owning  property in general (I still live with my parents) so any advice on the beginning stages of getting a tenant will be super helpful! 

I just came back from a business trip at Wharton school of business at UPenn University.The instructors one had built 50 centers from the ground up and another had developed over 40 million sq ft of retail in their career.

Obviously the whole area around center city is booming right now especially with new construction.

Digital is best for the seasoned sponsors.Again, if you were referring to the advertising as I was thinking about, like SEO or running FB ads or that nature (or even social media posting), it's not going to work at that stage.

I am still early in the learning stage, but I believe I am leaning toward buy and hold in the B- to C+ grade single family and small multi family area.I'd like to network and maybe find some local investors that are willing to share some knowledge.

You don't necessarily have to steal it to make the #'s work, you just need to be able to know how to maximize all the profit centers in RE (hint: cash flow is just one of many).
