Headache in screening=headache living there.

Would it be wise to do something like this, and then use the tenant screening tips in order to screen potential roommates.

Should I do phone screenings of interested potential applicants before they apply?

Collecting rent, managing tenants, keeping up on maintenance, screening tenants. 

Tenants I have properly screened have never done this to me (to date atleast).

Also I hear people don't have good credit so they can't buy, but some landlords screen out bad credit tenants.

If so then regardless of the reason for the risk you must pass.You are not screening based on marital status you screen based solely on risk.
