I will lever it lightly with assumable debt, or not at all, and keep this conservatism going until cap rates are ~100bps above interest rates on property of reasonable quality and nearby where I live and operate my business.If that happens next year, I’ll cash out refi to a moderate debt level and buy!

However, the fact that it was an existing structure with utilities and plumbing running to the garage made our lives significantly easier.Existing 2nd Story Crash PadZONING AND PLANNINGWe’re located in a suburb of Boston where ADUs are allowed by-right… except if the structure is detached from the main building 🙄 which requires a “special permit”.

Lucie doesn't have any mutli-family homes however I do find homes with mother-in-law suites from time to time where you can have more than one tenant living in each unit.
