Read and study data from your market, it’s out there.  

You can spend 3 years studying nothing but real estate and I assure you there is still plenty you won't know.

You do not have the skill set knowledge or money to be putting anything under contract .I’d  Do more research and study before you start making Promises and filling out agreements  

You seriously need to do some  deep study of short-term rentals before you wander out without knowing what you're doing.
