Newbie Looking for HELP in the BRRRR market. Any help is welcome!

Need help! I'm not sure how to move forward. I have cash on hand to hopefully BRRRR. I'm looking at hopefully multi family. Is it wise to pay all cash for under market deals or should I get pre approved and finance something at a low rate with less cash up front? Thank you all!
