What should we look for instead, if this is not that great of an option?

Those are good hacks to get better options than what you might get here, looking in a particular area.You have the right idea though, you want to give some sweat equity first or gopher skills.

Are there enough schools, hospitals, and entertainment options?

If this market does slow down because of interest rates then, rent may see a increase because they won't be much option for people to buy because it will cost more than RENT at that point.

This was actually one of the options they gave me.

Still options with certain lenders where there is pricing at zero points.  

One person booked at the normal rate instead of what we quoted and the other somehow had a pet fee attached which we still don’t understand since we do not have that as an option.  

Hi AllWe are under contract on a 4-plex and I am shopping for Loan options.

I personally wouldn't entertain the gift option as I think its an unnecessary step and it can take significantly longer.
