We recently moved to the Tampa FL area, we have a previous CPA that isn't the right fit and located a few thousand miles from us now.We are looking for a CPA with understanding of real-estate (well of course!)

In that case, would you say it will be wiser to buy a smaller property that fits our budget than get into a restricted property like the 55+ communities?

The HOA is actually a perfect fit for me to be able to offer ammenities that I would not be willing to maintain remotely.

I've seen conflicting information that it's wise to lock one on prior to having a deal (through general questions to find a good fit) and I've also seen it's fairly easy and efficient to vet them once a deal is found and they can actually submit bids.

Now in terms of meetings being online, it's all good to me considering I kind of love how much work is actually able to be from home considering this way we won't keep making the earth have more greenhouse gases that are eventually going to turn Vermont into waterfront (unfortunately true, unless carbon sequestration picks up).I wasn't aware that there'd be other newbies as well at most meetings I attend, but it seems that I'll fit right in.

We've seen the hype about the gigafactory and how many jobs it would bring and then watched investors overpay (IMHO) and drive up prices in the Del Valle area only to find those rents don't fit the budget of the employees moving here; oops!

We have had 1 that fit this bill and we had the city testify on our behalf to the judge and I had never seen an eviction case be closed up so quick. 

I'm looking for properties that fit the criteria and I'm diving deep to crunch numbers, so I'm not specifically settling for less cash flow. 

I'm looking at various HML's trying to find one who best fit my needs and I'm looking for quick, cosmetic fixes that cost no more than $150k to buy and no more than $15k to fix up that'll have an arv in the $185-$200k range.
