Those properties get a lot of competition and the truth is as an investor you need to add some kind of value to the property to make the investment worth while, namely through increasing the income and/or decreasing the expenses to produce better cash flow.

Might also be worthwhile to call up some self-storage locations and see what they charge by the sq ft for the space.

@Jacoby Atako Yeah, it can be tough to find truly a worthwhile opportunity without the proper deal flow.

Could be a tiny bit could be a lot, but definitely seems worthwhile to ask some veteran landlords what the impact will be.

I have no financial interest in or benefit from recommending it, but like I said, I’ve been a member for over 20 years and found it very worthwhile.

@Matthew MetrosThe issues is most wholesale deals require a significant discount off of market price in order to be worthwhile for the wholesaler and end buyer.

If not, partner up with someone who does but you would have to bring something to the table to make it worthwhile for them - cash, the deal, hustle, whatever.  

It wouldn't be worth while for them to make a loan that small for a mobile home park when they can simply make a loan on a $500k single family home.

If you plan on pulling cash out of it or flipping it, they could be worthwhile.
