Financing Options with Wholesale Deals

I’ve been on calls with wholesalers and in my spare time I have been reading about the wholesaling business in general.

My question is around the financing piece for wholesale deals.

My last call with a wholesaler, I was told that conventional financing or commercial financing is not an option. I was told that I would need either cash or a hard money lender.

I was wondering if the community could break down financing for wholesale deals and distressed sellers in general. Why are conventional approaches to financing not an avenue for these types of deals. How can you finance these deals from cash to conventional ( id imagine that’s what people would end up wanting to do ).
