I realize he was an inherited tenant and not the fault of your screening.I would not charge for re-attaching the bathroom, bedroom or closet bars.

Total real estate ROI should include 1) cash flow, 2) tax benefits realized each tax season in the form of real cash (non-operating items such as depreciation, mortgage interest, RE tax), 3) equity.

I am a very conservative investor and I realize some people might think this is crazy in the low interest environment we are in but I try to stick to this principle to not get wiped out when rates rise or bubbles come back to reality.

My opinion is that most of them get into the independent contracting industry because they don't want to work for someone, but then they realize everything that goes with running their own business and its not the kind of stuff they want to do & you are still working for someone...the client;)Or you can have someone like I do that doesn't want to listen to your direction and just do things how he wants them done, because he's been doing things for 20 years and doesn't want to listen to a rookie.
