As a side note, we had a hedge fund we work with  that refuses to give anything for work they did “without a permit” and had set up several appointments for code enforcement with him no showing i’ve day and the hedge fund canceling  other.

Seems redundant, but it ensures you will have an active permit during the buy process. 

You have to decide how much you could get versus the trouble it will take to remove the personal items.I would check with the city/county to make sure you need any kind of permit for something like this.

For example, did a previous owner double the square feet without permits?

Not sure what the reference is to the permitting part, as NC prohibits cities from requiring STR owners from getting permits.

Hi Jennifer, ok- it will be important what the Title Report says if the 3 units are permitted.

With regards to a renovation, the city could force you to remove or update the addition to close out a future permit.

I did the permit runs / checks to assure there was no open permits, but as learning the hard way they did not submit any applications, thus none were open.
