. :) I always find it interesting that the threads with the most disinformation about real estate and investing are those about guru trainers...and most of the bad information is coming from the students who are supporting these trainers.Kinda ironic if the fact that the vast majority of people who pay for these training don't succeed is directly related to the fact that they're getting bad information...who'da thunk?!

Even though carpets are professionally steam cleaned between tenants it is not unusual for someone who does not have a pet to walk in and comment about a pet odor (and this does not have to be from animal "accidents"; but simply from a pet living in the area.)Ironically I do animal rescue myself (cats and dogs) so no carpet in my house!

Not sure about Fla but here in DE those type things are done on a letter of intent then transferred to an attorney to draw up the legal aspect once the details are ironed out.
