Subject to, Wholesaling, Owner Financing, and Lease Option Contracts

Hello there BP!

As a new investor I just had a few simple questions about where to find standard contracts, specifically in the state of Florida. It's no problem finding a standard real estate purchase agreement but am wondering if there is any specific place where I can find generic subject to, owner finance, wholesale, or lease option purchase contracts? (I've already sifted through the BP files). I realize a lot of the seasoned investors have their attorneys draft them on their behalf but that is more money than I want to spend right now. Or do I just use a standard real estate contract in my state and add on addendums for the specific type purchase? I just don't want to look like a fish out of water when I make my first offer.

Any help, advice, or guidance would be much appreciated!!

If an agent is involved in the transaction an addendum added to the standard contract works well for me. I wouldn't have an attorney draft a contract from scratch. Have them review your contract instead.

There are a number of real estate clubs & seasoned investors in Florida you should connect with.

John Schaub & Peter Fortunato who are in Florida have excellent educational material.
